Get a lender first to see how much you are able to afford...you do not have to buy a house for the full amount either! Why would you want to go look at homes that are not in your price range and get upset? Knowledge ahead of time is power and able to make easier decisions. 2.) Next make two lists: a.) First list is what you MUSTS have in your home. b.) Second list isyour WANTS in a home. Once these lists are set and determinedwhich should includea potential area you must/want to live in and your time frame for move in. 3.) We then sit down, sign an agreement for a length of time to work with each other. 4.) Their is no charge for doing this, I make my income on the buying of the home from the selling agent - not you. I refer to the above information as the laser approach versus the buckshot approach. Currently an average priced home in the Denver Metro Area is approximately $257,000...3 bedroom, 2 Baths.
